It's a different mode altogether. The gi offers a lot of opportunities that are not present in no-gi. Spider guard, sweeps, chokes, tons of things that you can do while wearing a gi that you couldn't do without it.
In my opinion, it also narrows the strength and athleticism gap. Someone who is much bigger and stronger than you would be harder to control in no-gi, in my opinion. Having the gi on negates a lot of strenth, and makes it a lot easier to control someone without using a lot of force.

But you are assuming that all Jiu-Jitsu is for MMA. There are plenty of people to compete in BJJ with the gi on. Tons of tournaments and similar things.
I haven't gotten into any fights since I started training BJJ, but I do know that people often claim that training with the gi is still beneficial as anyone you get into a fight with will have some clothing on. A t-shirt, pants, jacket, even shorts can all be manipulated in similar ways as a gi.
Just like a gi, you can even choke someone out with their own shirt/jacket. I have an entire instructional about t-shirt chokes. It's kind of old and corny, but some of it is legit.
